FORE PROPERTY COMPANY    -    Reno, NV & Las Vegas, NV

Director of Development 2006-present
Manages land acquisitions and development of new multi-family apartment projects.

Responsibilities:
- Identify and acquire land for new developments in the Las Vegas, Reno, and Northern California markets.
- Oversee the design, entitlements, finance, construction and lease up of over $120 million in new development.
- Manage relationships with lenders and investors including Tuckerman, Fidelity, US Bank, and City National Bank.

Accomplishments:
- Secured land, city entitlements and financing for approximately 900 units of new development in Reno, Sparks and Henderson, NV.



INTRAWEST PLACEMAKING    -    Reno, NV

Development Manager 2005-2006
Managed the development of luxury resort condominium, hospitality and mixed-use developments.

Responsibilities:
- Led the design, planning, and entitlements of resort developments in multiple markets.
- Coordinated construction, sales & marketing, commercial lease up, hospitality operations and owner experience activities with other corporate divisions.
- Negotiated contracts and oversee consultant activities and deliverables.

Accomplishments:
- Eliminated $4 million loss on a workforce housing mitigation project in Mammoth Lakes, CA.
- Negotiated primary contracts for a $500 million resort in the Phoenix area.
- Led value-engineering process for a $50 million hospitality project in Las Vegas.



A. F. EVANS COMPANY, INC.    -    Oakland, CA

Project Manager 2002-2005
Managed the acquisition and development of new and existing affordable and market-rate multi-family projects.

Responsibilities:
- Led the acquisition, planning, entitlements, financing, design, construction and lease of affordable and market rate apartment housing projects ranging in budget from $5-$30 million.
- Analyzed potential sites and projects for purchase and development as affordable and market-rate condominiums and apartments.
- Negotiated agreements with market rate and LIHTC investors including GMAC, Paramount Financial Group, as well as public and private lenders including US Bank, GMAC, M&T Bank and CalHFA.

Accomplishments:
- Obtained tax-exempt bond and low income housing tax credit financing for two projects in California.
- Prepared winning proposal to the San Francisco Redevelopment Agency for a new affordable housing project.
- Secured acquisition of three market rate housing projects with a total of 350 units.
- Completed rehabilitation of over 800 apartment units.



NOVAK DEVELOPMENT CONSULTING, LLC    -    Aspen, Colorado

Founder & Principal 2001 - 2002
Provided consulting services to private homeowners on projects ranging in cost from $6-$ 50 million.

Responsibilities:
- Provided owner's representation services to high net worth clients. Functioned as an advocate for homeowners and as the primary liaison between the homeowner, architects and contractors.
- Provided green building consulting services, including distributed energy production and environmentally sensitive material selection.
- Provided land use process guidance on obtaining approval through planning and zoning commissions, local historic commissions and other local approval entities.

Accomplishments:
- Coordinated contractors and consultants on a $6 million 12,000 square foot home.
- Managed distributed energy development and green material selection for a $50 million family compound.



ASPEN/PITKIN COUNTY HOUSING AUTHORITY    -    Aspen, Colorado

Project Manager 1998 - 2001.
Managed development, management and policy for affordable housing in a resort region of 15,000 people.

Responsibilities:
- Led the acquisition, planning, entitlements, financing, design, construction and sale or lease of affordable housing projects in a world-renowned resort community.
- Conducted complex approvals processes that required numerous community meetings and public hearings regarding design, community impacts, and cost management issues.
- Led meetings with stakeholders and collaborated with local government and community members to gather input and garner project support.
- Evaluated potential development projects and performed analysis of public housing policy issues to ensure the establishment of successful programs.

Accomplishments:
- Led the development of over 200 rental and sale units in Aspen and Pitkin County.
- Won Aspen's Best New Project in Historic District Award for the 7th and Main Affordable Housing.
- Nominated for the American Institute of Architecture, Colorado Chapter (AIACO) New Project Award for the Snyder Affordable Housing project.
